Yes. We handle both ground-up interior build-outs (shell spaces) and renovation or retrofit projects for existing commercial spaces. Whether you're taking over a vacant unit or transforming an existing restaurant, retail store, or office — we have experience with both scenarios.

Both phases are available independently. Some clients come to us for Phase 1 only — they have a contractor but need compliance and permit expertise. Others engage us for Phase 2 construction only, having already obtained their permits. That said, using both phases together provides the most seamless outcome and eliminates gaps between the consulting and build teams.

Permits & Compliance
Permit timelines vary by municipality, project complexity, and how complete the application is at submission. In the GTA, a straightforward commercial permit can take 4–8 weeks; more complex projects may take longer. Our job is to submit a complete, clean application that avoids back-and-forth with the city — which is the most common cause of delays.
The most common issues are incomplete drawings, non-compliant designs (OBC violations, egress deficiencies, insufficient fire code provisions), missing engineering sign-offs, or applying for the wrong permit type. These are all preventable with a proper pre-submission review — which is exactly what our Phase 1 process is designed to catch.

Pricing depends on the scope of work. Phase 1 consulting services are typically structured as a fixed engagement fee based on project complexity. Phase 2 construction is priced on a contract basis with milestone-based payment schedules — so you pay as each defined phase of the build is completed. We provide detailed, transparent proposals with full scope and deliverable breakdowns before any work begins.
Build timelines depend on the size and complexity of the space. A straightforward retail unit might take 6–10 weeks; a full restaurant or lounge build with custom millwork and complex finishes could take 14–20 weeks or more.
